1. Neighbourhood Character & Scale

This area will accommodate moderate change while mitigating impact on the established low-scale character of the eastern neighbourhood.

Development will introduce 3-storey multi-unit dwellings, maintaining a scale that is consistent with surrounding residential areas.

2. Topography & Visual Impact

Natural topographic variation along Kent Street places properties to the east at a higher elevation. As a result, the proposed 3-storey buildings on the lower side will not disrupt existing streetscapes or key views, ensuring visual impacts are minimised.

3. Transition & Urban Integration

The precinct provides a logical transition between the high-density mixed-use town centre and the low-density suburban neighbourhood of Rockdale.

A combination of mid-rise apartments and townhouses within a landscaped setting will diversify housing choice while reinforcing this transitional role.
