Council has prepared amendments to the Bayside Development Control Plan 2022 (DCP). The amendments seek to implement adopted Council strategies, internal reviews and feedback received as well as to correct errors and anomalies.

The DCP amendments will facilitate:

  • Formatting and references to policies, legislation, and instruments.
  • Simplify car share requirements.
  • Strengthen tree canopy protections.
  • Apply controls for Cooks Cove, Daceyville and Port Botany.

  • General DCP Amendments & Have Your Say

    • Updates to addresses, legislative references and Council policies.
    • Edits to content and formatting to clarify intent and improve the readability and consistency of controls.
    • Amendments to strengthen the protection of trees and vegetation, improve urban canopy coverage, and support the delivery of Council's Urban Forest Strategy.

    • Expand Character statement for the Heritage Conservation Area (HCA).
    • Controls to protect garden suburb character and housing principles.
    • Provide colour scheme guidance for infill housing.
    • Clarify rear lane access controls.

  • Port Botany - Review Amendments & Have Your Say

    • Port Botany (except Lease Area) to be included in Land Application Map.
    • Formalises current local DA assessment approach.
    • Introduces setbacks, landscaping, and buffer zones. - Aligns with SEPP framework.
    • Responds to Council resolution and delegation from Department of Planning, Housing and Infrastructure (DPHI).

  • Cooks Cove - Review Amendments and Have Your Say

    • Amend the Bayside Development Control Plan 2022 (BDCP 2022) to reflect changes introduced under BLEP 2021 Amendment 6.
    • Include the northern part of the Cooks Cove Precinct within the BDCP 2022 Land Application Map.
    • Enhance development controls to better manage logistics, warehousing and public open space outcomes for land at 13–19 and 19A Marsh Street, Arncliffe.
    • Ensure future development within this area is assessed against the relevant provisions of the BDCP 2022.
