Bayside Council is seeking to amend Bayside Local Environmental Plan 2021 (BLEP) to amend planning controls for 179-183 Russell Avenue, Dolls Point (Le Beach Hut, Peter Depena Reserve).
The proposal is intended to facilitate the redevelopment of the existing Le Beach Hut restaurant and café building.
What is being proposed?
The existing Le Beach Hut café and restaurant is nearly 60 years old and requires a substantial amount of work to make it compliant with current standards. Council conducted a Feasibility Study to explore the possibilities and limitations of building a new café and restaurant. The study found that upgrading the building is more expensive than demolishing it and constructing a new building.
With the demolition of the building, its existing use rights will be lost.
This draft Planning Proposal aims to introduce the Additional Permitted Use (APU), enabling future development processes. This will facilitate the redevelopment of the site into a new restaurant or café.
